Our Story.

With a background in high-end design and fabrications, our team strives to deliver adaptable,  expandable and efficient homes that align with the needs of the modern explorer.

At MoD-Dwelling, we bring over 30 years of high-end design and craftsmanship experience from our sister company, ebdesign, into the world of modular living. Founded by the principals of ebdesign, we combine practical, real-world fabrication expertise with a passion for creating ecologically friendly homes that push the boundaries of contemporary design. Our homes are thoughtfully designed to maximize energy efficiency and storage without sacrificing quality or luxury. With a focus on sustainable materials and processes, we deliver premium, modern living solutions at a fair value price point.

The Genesis of our MoD Factory Built Housing (FBH) Certification.

While harder to achieved, a Modular Factory-Built Housing (FBH) certification is superior to HUD-approved Manufactured Homes or Recreational Vehicle (RV) certification when it comes to single-family home structures in California due to its higher construction standards and long-term livability. Modular FBHs are built to the same California Building Codes (CBC) as site-built homes, ensuring they meet rigorous safety, energy efficiency, and durability requirements. In contrast, HUD-approved homes (Manufactured Homes) follow federal standards that may not align with California’s strict building and energy codes, and RVs are generally designed for temporary occupancy with minimal structural requirements and inadequate insulation. Modular homes offer better insulation, sustainability, durability and weather resistance, making them more suitable for permanent residences in California's diverse climates. FBHs are considered real property, it is also typically easier to secure financing and the home will appreciate, unlike a Manufactured home or RV.

Our homes are designed to be as energy-efficient and eco-friendly as possible, featuring renewable materials like cork flooring, reclaimed oak millwork, and utilizing cutting-edge SIP panel construction. MoD-Dwelling emphasizes sustainable practices by sourcing materials from leading suppliers such as NuCor® steel, known for its high recycled content and energy-efficient production.

Our homes are structurally self-supporting thanks to a steel moment frame, negating the need for conventional full concrete slabs. This process, combined with GPS (Graphite enhanced) SIP panels, ensures strength, insulation, and reduced environmental impact. Factory-Built Homes like those from MoD-Dwelling generate up to 70% less waste and 45% fewer carbon emissions compared to traditional builds, while also delivering significant cost savings.

MoD-Dwelling combines sustainability, luxury, and affordability, setting a new standard in eco-friendly, high-end factory-built homes.

All our current MoD offerings consist of a main living module and an onsite attached Utility Room module. These dwellings are designed around a full chef’s kitchen, full bathroom and a living and sleeping area all in an open floorplan and they all include an enclosed private patio. Our dwellings are intended to engage with nature utilizing large windows including clerestory windows throughout as well as a 3 panel bifold door which opens to either the included entrance landing stair or an optional full sized entertaining deck.
