No. Manufactured homes are synonymous with mobile homes which are
built to federal (HUD) guidelines. These manufactured homes have a chassis
and wheels permanently attached to its base, so they can be moved in the
future. Manufactured home are also typically not attached to a foundation
and they depreciate in value.
MoDs are approved for California’s Factory Built Home (FBH) certification.
They are permanently attached to a reinforced concrete perimeter footing
making it real property when attached, appreciating like any other stick-
built/site-built real estate in California. We have designed our homes to meet
or exceed the state codes, such as building, fire, energy and earthquake.
Yes. All MoD-Dwelling units go through rigorous Quality Assurance (QA)
inspections to ensure they comply with FBH (Factory Built Housing) codes
established by the HCD (CA Department of Housing and Community
Development). This means that MoDs are built to the most stringent
building codes. All MoDs receive a unique HCD Insignia of Approval.
No. We will be you architect and provide the architectural and structural
drawings necessary to get your MoD permitted and approved by your local
jurisdiction. We will also provide surveying and site plans for grading,
foundation and utilities for use by your local general contractor when
preparing your site to receive your MoD.
Yes. A general contractor is needed to prepare your site to receive your MoD.
While we are hard at work constructing your perfect MoD, your local GC will
be grading, prepping utilities, and building a stem wall type foundation to our
plans and specifications under our supervision. In certain circumstances our
sister company, EB Design, can provide these general contractor services
with a site specific quotation.
Yes! Our MoD’s are approved for purchase and utilization as a primary
dwelling on a vacant piece of land. Title is attainable after your MoD is
attached to its foundation. Our MoDs are also approved for use as an
Accessory Dwelling Unit (ADU).
Yes! In California, for ADUs under 800 square feet, all local jurisdictions must
follow a simple, short set of standard regulations (our California approved
MoDs meet all these criteria). Local jurisdictions are not allowed to enforce
more restrictive standards on the structure itself, its height, design, lot ratios,
or setbacks. ADUs are allowed to be as close as 4 feet from property lines and
as tall as 16 feet in height
Typical production time will be anywhere from 12-20 weeks, depending on
finishes and options. Just enough time to get permitting and site-work
completed for the delivery and installation. Currently we are offering 6 Build
slots per fiscal quarter only.
Currently, MoD-Dwelling is approved to ship statewide in California with
more locations coming soon. If you aren’t in California and are interested in
MoD, send us your info and we can start the approval process to ship to your
area.
The final step of delivery involves trucks, so your land must be accessible for a
transport truck. In addition, we need to be able to access your site with a
crane that requires approx. 40’ x 30’ space to stage during installation.
All MoD-Dwelling units are backed by a 2-year warranty covering material
defects and workmanship. Additional manufacturer warranties apply to our
doors, windows and certain appliances that come with your MoD.

Currently we only work with qualified lenders that work within our deposit
and progress payment schedule. Typically, these are
construction-to-permanent loans. Once your MoD is installed on your
property this loan will convert to a traditional mortgage. Your existing
bank may be able to offer you a construction-to-permanent loan
however if they are unable, we can assist you in finding a lender who
will work with you.
